Distressed Properties as Investment Opportunities

In a short-sale the lender is willing to consider a sale below the amount of mortgage owed on the home. If instead a foreclosure auction is held and the home does not sell, the bank/lender becomes the new owner of the property (bank-owned or REO, real estate owned).

Short-sale and REO properties often represent excellent purchase opportunities as they can frequently be acquired below the current market value.
In the current market climate, banks are often motivated to agree to a short-sale in order to escape foreclosure. Similarly, banks are motivated to sell REO in order to recover some portion of their investment.
